Chimney Inspection in Santa Monica

Much of Santa Monica's housing was built before central cooling was normal and often before ductwork was, so heating and cooling arrived separately and at different times. That is why so many houses here run a boiler for heat and something entirely different for cooling.

Which level, and the California addition

NFPA 211 defines three levels nationally. Level 1 is a visual check of readily accessible parts. Level 2 adds a camera survey of the whole flue plus accessible attic, crawl space and basement, and is required on a property transfer, on any change of fuel or appliance, and after a chimney fire.

The addition here is seismic. Any event that could have damaged the chimney triggers a Level 2, and in California that includes an earthquake you felt. Damage from movement is frequently invisible from the ground and entirely invisible from inside the room.

What the inspector should be establishing

Whether the chimney is unreinforced masonry, whether it is tied into the framing, and whether any cracking is movement or weather. Those three answers decide everything that follows.

Weather cracking versus movement cracking

Weather damage is surface scaling and spalled faces, distributed across exposed elevations. Movement produces a stepped diagonal crack tracking the mortar joints, or a clean separation where the chimney meets the wall. They need different work.

What age tells you before anyone looks

Brick chimneys on houses built before roughly 1940 are very likely unreinforced — brick and mortar with no steel and no tie into the building. That is the largest single population of chimney hazard in the country and it is concentrated here.

After Northridge

A great many basin chimneys were braced or removed after 1994. Plenty were not, and the ones that were not are still standing unbraced on houses that have changed hands several times since.

What a good report contains

Written, with camera stills and exterior photographs, separating safety defects from wear. It should state plainly whether the stack is reinforced and whether it is anchored.
